Square Footage Requirements

In order to establish, maintain and preserve the aesthetic and architectural values for the community, guidelines have been set for the size and construction of homes within each established phase of Legacy Bay.

Phase I, Phase II (excluding the wooded lots) And Phase III

• 1600 square foot minimum for a one-story residence
• 1800 square foot minimum for a one and one-half story and two-story residence with a minimum of 1400 square feet on the ground floor Wooded Lots in Phase II and Wooded Mountain Lots in
• All Phases (for the purpose of log home construction) 1400 square foot minimum on the ground floor

The Grand Reserve (Phases V & VII)

• 2000 square foot minimum for a one-story residence
• 2200 square foot minimum for a one and one-half story
• 2500 square foot minimum for a two-story with a 1600 square foot minimum on the ground floor
