Protective Covenant Highlights


Legacy Bay is a restricted community for your protection and peace of mind. All Legacy Bay Restrictions are designed to protect and enhance property values. Only new construction is allowed in this Single Family Residential Community. All homes must have a minimum enclosed heating area of at least 1400 to 2000 square feet, dependent on site location, with at least a two-car attached garage. An Architectural Review Committee will approve all plans. There is no time frame to build, but once construction begins, it must be completed within one year. You may choose your own builder. No trailer, mobile home, motor home, basement, garage, tent or temporary structure may be used as a residence either temporarily or permanently. Annual assessment of the Homeowner Association will be $450.00 per homesite per calendar year and will be prorated at closing. No signs are allowed unless approved by the Declarant, its successor or assigns. Fencing must be approved. No exposed gas tanks, satellite dishes or trash containers. There is a maximum of two domesticated animals per household - no other animals are allowed. Mailboxes must meet conformity requirements.
